Room Rental Late Charge
Per the room rental lease agreement, the purpose of this listing is for the Landlord Mark Bruemmer Inc. to collect a late charge from the Tenant for failing to pay rent within 3 days of the due date. With the exception of the initial rent payment, which is due on the day the Tenant moves in to the room, the due date is the first day of the month in which rent payment applies.
For example, if a Tenant moves into a room on January 5th, then the prorated rent is due on January 5th and a late fee is due after January 8th. Subsequent monthly rent payments are due on the 1st day of the month and a late fee is due after the 4th day of the month. For example, a late fee applies if the February rent payment is made after February 4th.

Following is the text of the Late Charge clause in the room rental agreement.
LATE CHARGE. In the event that any payment required to be paid by Tenant hereunder is not made within three (3) days of when due, Tenant shall pay to Landlord, in addition to such payment or other charges due hereunder, a "late fee" in the amount of One Hundred DOLLARS ($100.00). On the 7th day notice of eviction shall be filed and no other notice will be given as prescribed by SC law.
